Quick answer

Zero CAPEX energy savings let a Malaysian business install energy efficiency measures or rooftop solar with no upfront payment. An investor funds the equipment; you either share the verified savings (efficiency) or buy solar electricity below your TNB rate (PPA). On qualifying projects, deals are designed so expected monthly savings exceed payments, and savings guarantees are available on qualifying contracts.

How zero CAPEX energy savings work

Zero CAPEX means you start saving on electricity without paying for the equipment upfront. The savings fund the project. On qualifying projects, Infinergi structures the deal so that expected monthly savings are larger than the monthly payment, based on assumptions agreed with you before you sign.

Model 1: Investor-backed energy efficiency (shared savings)

A third-party investor funds the IoT monitoring hardware, smart controls and efficiency measures. Real-time data from the Eniscope platform measures the savings against your baseline, and you pay an agreed share of the verified savings only.

Model 2: Solar power purchase agreement (PPA) or lease

We (or a registered solar investor) own, install and maintain a rooftop solar system on your building. You buy the solar electricity at a rate below your TNB tariff, or pay a fixed monthly lease that is lower than the bill savings.

Model 3: Combined, full solution

Efficiency first, then right-sized solar and battery storage, all financed together. Reducing waste first means you need a smaller solar system to cover the same share of your bill.

Why businesses choose zero CAPEX

  • No capital expenditure, so you keep cash for your core business
  • No technical risk: the investor owns and maintains the equipment
  • Verified savings measured by real-time monitoring, not estimates
  • Designed for positive cash flow from month one on qualifying projects
  • Automatic ESG reporting: kWh saved and CO₂ avoided, ready for your sustainability report
  • Flexible terms to fit your lease and business plans

Eligibility, assumptions and guarantees

Zero CAPEX is a financing structure, not a free product, so it is worth knowing exactly what drives the numbers:

  • Eligibility depends on your monthly electricity cost, remaining time at the site, building ownership or lease terms, roof condition (for solar) and credit profile.
  • Assumptions we agree with you in writing: baseline consumption and period, tariff and fuel-adjustment treatment, operating hours, solar yield and degradation, maintenance responsibilities, and contract term.
  • Savings guarantees are available on qualifying contracts. They are measured against the agreed baseline using monitoring data, with defined adjustments (for example for changes in production or opening hours) and a stated remedy if savings fall short.
  • Exclusions typically include changes you make to the site or operations, tariff changes outside agreed bands, and events outside our control. These are listed in the contract.

Figures on this page are illustrative. Your proposal sets out the financing structure, fees, assumptions and exclusions for your site before you commit.

FAQ

Frequently asked questions

Can I really get energy efficiency for free?
You can start with no upfront cost. Under a shared-savings model, a third-party investor funds the monitoring and efficiency equipment and you pay a share of the verified savings. Under a solar PPA, we fund, install and maintain the system and you buy the electricity it produces below your TNB rate. You don't pay capital, but you do share the savings, so it is "free to start" rather than free forever.
What is a solar PPA in Malaysia?
A power purchase agreement (PPA) is a contract where a solar investor owns the panels on your roof and sells you the electricity they generate at an agreed rate that is lower than what you pay TNB. You save from the first month with no capital outlay, and the investor handles maintenance. In Malaysia this is offered through Registered Solar PV Investors under programmes such as Solar ATAP.
Who qualifies for zero CAPEX financing?
It depends mainly on your monthly electricity bill, how long you will stay at the site, whether you own or lease the building, and your company's credit profile. Commercial and industrial sites with steady operations usually qualify. Your free energy audit tells you which option you qualify for.
Who maintains the equipment under a zero CAPEX contract?
The investor or Infinergi owns and maintains the equipment for the contract term, so you carry no technical risk. Performance is tracked by real-time monitoring data, which is also what verifies the savings.
What happens at the end of the contract?
Terms vary, but typically you can extend, buy the equipment at a pre-agreed value, or have it transferred to you. From then on 100% of the savings stay with you.
Is buying outright better than zero CAPEX?
If you have spare capital and can use tax incentives such as the Green Investment Tax Allowance, buying outright usually gives the highest lifetime return. Zero CAPEX is better when you want to keep capital in your core business, avoid technical risk or start saving immediately. Many clients compare both in their audit report.
